RATES INCLUDE: The property is fully-equipped with linens, dishes, flatware, cookware, utensils and serving dishes and is stocked with an initial supply of soaps, detergents, cleansers and paper products. Rates are subject to change without prior notice before a rental confirmation is issued.

NOT INCLUDED: 13.962% Oahu taxes, security/damage deposit, departure cleaning fee, $125 reservation fee, vacation rental or damage insurance options, or service fee of 3.5% if paying by credit card. Rates do not include airport transfers, baggage handling, food or beverages, additional maid service, personal laundry service or any other items or services not specifically listed in the "Rates Include" section above.

SECURITY/DAMAGE DEPOSIT: returned 45 to 60 days after departure.

DEPOSITS & PAYMENTS: Reservation deposit is 50% of total reservation. Deposit is due within 7 days of a booking or 5 days before arrival. Final payment is due due with 60 days of arrival/90 days for Christmas/New Years.

CANCELLATION & REFUND POLICY: Deposits and final payments are generally non-refundable unless the property rented is damaged or otherwise rendered unfit for habitation and no acceptable substitute can be found. Pro-rata refunds, less a 15% - 20% fee, may sometimes be made if a reservation is cancelled and the property can be re-booked at an equivalent rate and length of stay but the owner, property manager or booking agent is under no obligation assure or effect any such refund and the specific terms of the rental agreement signed shall apply. The purchase of trip cancellation/trip interruption insurance is strongly recommended.

HOUSE RULES: A signed Rental Agreement (see sample copy on this website) and a signed copy of the current version of this Property Information document are required for all rentals.

Weddings, receptions or parties that involve non-occupant guests are not permitted. Any exception will require specific written approval and may involve additional restrictions, rules, fees and proof of occupant-provided insurance coverage.

No guarantees, warranties or assurances are expressed or implied regarding the suitability or safety of ocean swimming. The pool and/or spa area of the property is not enclosed by a separate child-proof fence and cannot be secured to assure child safety. Ocean swimming and/or use of pool and/or spa facilities is at occupants own risk.

Additional advisements, house rules, disclosures or disclaimers may be incorporated into individual rental agreements.

The provisions for limits of liability for errors or omissions of facts and/or disclosures; for claims of inconvenience, personal injury and/or financial loss or refunds; and/or for settlements of disputes or claims are contained in our posted terms, conditions and disclosures and/or in the rental agreements that may be required to be signed for individual bookings.
